How about, a non habbo template, just a tutorial site template. Left Navvy, Right Navvy, Content box, a small box below that, then the discliamer box, as well as a banner thingy

Okay, just a few tips....
Don't make that navigation box massive. Its way to big, make it about as big as the navigation, but wider of course.
