It seems he will not go first, so I am not selling it to him. Once I said I will not go first due to the chance of giving away my work when he can just file a paypal disbute he asked "do you have any free stuff for me?".

I do not go first. If I was not to send the domain, hosting and content you could easily get your money back though a paypal disput.
