But he's not affiliated with them. So he has to put all Images are propert of Sulake Ltd.

Yes, however he is not reselling the images constructed by Sulake, he is using the images to distinguish to the client the theme and purpose of the design.
Thus not a breech of the copyright therefore a affiliation with Sulake is not required for the distribution of such item.

It's not free. Even if you do do that....... Still you can be sued. I'm selling it fully copyrighted & fully coded =/ You don't have to deal with anything. Plus if you ever want to have a successful fansite.. you DONT steal a layout -.-
